What you should do yourself

Slide out the indoor filters, rinse them in lukewarm water, dry fully and refit. Monthly during heavy use is ideal. Wipe the fascia, and keep furniture and curtains clear of the air discharge.

Outside, keep the condenser clear of leaves, weeds, bins and garden furniture, and brush the coil fins gently if they are dusty.

• Rinse filters monthly in season
• Keep 300mm+ clear around the outdoor unit
• Watch for water marks below the indoor unit
• Note any new noises early

What an annual service includes

Deep clean of the indoor coil and blower, filter clean or replacement, condensate tray and drain flush, electrical connection checks, refrigerant pressures and superheat, and outdoor coil clean.

The engineer should record operating pressures and temperatures. If you get no readings, you did not get a service.

Why it pays for itself

A fouled coil or blocked filter can add double-digit percentages to running cost, and blocked condensate is the single most common cause of water damage from an indoor unit.

Most manufacturers also require documented annual servicing to keep the extended warranty valid, so a missed service can turn a covered repair into a bill.

Commercial systems need more

Shops, salons, offices and server rooms run far more hours than a home, and F-Gas leak checking obligations apply above certain charge sizes. Twice-yearly visits are common.
